An Holistic Approach
To complete traditional underpinning to a working Health Clinic providing specialist care and therapies to fee paying clients is always going to present a challenge. Lynden Hill Clinic in Berkshire presented more than might be anticipated due to the unforeseen challenges the building itself presented. On top of this a previous contractor had been removed from the job due to poor performance. It was clear the client had high expectations and it was essential to adopt a “holistic” approach to ensure all aspects of the work were considered!
The building is a Grade II Listed property dating from the early 19th Century. Our task was to underpin a single storey addition used for the main administrative functions. This housed the main communications and IT sytems which in a clinic offering outpatient hydrotherapy and physiotherapy care together with 28 rooms for residential nursing care, was extensive and extremely sensitive.
The decision was made to re-house the admin function in temporary accommodation for the duration of the works. Topmarx craned portacabins into position and fitted them out to a suitable standard and connected new telephone lines and data cabling before the IT and communications could be moved across to the new location over the week-end. Clinic staff left work as normal on Friday evening and returned on Monday morning to a fully functional facility.
Topmarx began the underpinning works which revealed existing partial underpinning. This had not been identified by the site investigations so works were delayed while the engineering and insurance implications were considered.
The roof was down to be renewed. The composite roof slates were seriously deteriorating and found on testing to contain asbestos. More delays and disruption whilst specialist contractors were brought in to contain the material and remove it from site. The roof extended over the hydrotherapy pool but with due care and attention the work was completed without disruption to the facilities below.
Crack repairs extended into the physiotherapy clinic area. Topmarx tradesmen attended over the week-ends to allow the repairs to be completed without the loss of clinic time.
With the exception of specialist IT elements and works to the roof, all works were completed by directly employed Topmarx operatives. Specialist works were managed by our contract team. With the unforeseen items arising additional costs and delays were incurred to the seven week programme but the client was impressed by our flexible and professional approach to all aspects of the work.
